Commission & Showings

What is the commission rate?

For residential rental properties:
• Properties under $1,000/month — $250 flat fee
• Properties over $1,000/month — 25% of one month's rent

For commercial leases, commission is negotiated on a case-by-case basis. Contact us to discuss.

How do I get credit for commission?

When making a showing request in ShowingTime, indicate who your client is in the feedback/remarks field. Upon application, have your client(s) list you as their agent.

How do I schedule showings?

Our rental properties are listed on Central Texas MLS, San Antonio Board of REALTORS®, and the Austin Board of REALTORS®.

If your MLS has ShowingTime but you are not a member of those boards, you can still schedule a showing — just enter the address or MLS# and uncheck "Only [MLS Board Name] MLS."

Application Process

Where is the application?

The online residential rental application is available on our website. The fee is $60 per occupant over the age of 18. Scroll through to find the specific property. If your client(s) don't see it, they can select "Not sure – I'll pick a property later."

For commercial properties, a separate Commercial Lease Application is available on our site.

What is the application process?

Applications are processed on a first-come, first-served basis — provided all occupants over 18 have applied, paid, and submitted all required information.

Processing time is 3 business days with a 24-hour landlord approval window. Full details are available on our website.

What are the payment methods for the application fee?

• Credit or debit card — accepted online
• Money order or cashier's check — submitted in person at our office:

What are the qualification requirements?

Application qualifications are available to view and download on our website at Tenant Application Qualifications.

Important Notes

No Self-Showings

All showings must be accompanied by a licensed real estate agent. We do not permit self-showings under any circumstance.

No Sub-Agents

We do not work with sub-agents and will not pay commission to them.

Under-18 Applicants

If an occupant is not yet 18 but will be by the move-in date, they are still required to complete the application.

Referral Fees

We pay referral fees for each door referred into our management program. Contact us for details.
