Do you do tenant screenings?

Yes, we do thorough tenant screenings. We review credit history, criminal history, and eviction history, as well as verify employment and previous rental history.

Who decides if an applicant is approved or declined?

Edwards Property Management conducts a thorough screening and makes a recommendation to the Owner to accept or reject the applicant. The Landlord has the ultimate say in the approval or declination, as long as the decision does not violate any Fair Housing rules.

Can I refuse an applicant because they have pets?

Prior to putting the property on the market for lease, please state whether or not pets are allowed. Service animals are the exception — they must be accepted regardless of pet policy.

Am I required to take service animals?

Yes. We use PetScreening.com to verify all service animal requests for ADA compliance. Their legal team reviews each request and makes a recommendation on validity. If approved, we must accept the animal and are not allowed to charge pet deposits or pet rent.

Am I required to make my property available to Section 8?

No, you are not required to accept Section 8 or Housing Vouchers. If you are interested in taking Section 8, please call us to discuss: 830-515-5101.

How and when is rent collection handled?

We collect rent by online payment, personal check, or certified funds. Rent is typically due on the 1st of the month and considered late on the 5th at 11:59 PM.

How are monthly rental prices determined?

We determine the monthly rental price by performing a comparative market analysis of the home and current local rental pricing trends.

What happens to the security deposit?

Security deposits are paid at the beginning of the lease by certified funds and held in an escrow account until the end of the lease. At move-out, we have 30 days to account for the deposit and process any deductions or refunds. Edwards Property Management does not permit Owners to hold security deposits.

How and when do I get paid?

We offer EFT (Electronic Funds Transfer) payment options for each Owner; otherwise, we can mail a check. All Owner payments are processed around the 10th of each month, but no later than the 15th.

What kind of accounting statement will I receive each month?

You will receive an owner statement each month along with a newsletter. You can also access a number of financial reports at any time by logging into your Owner Portal.

What are the management fees?

Management fees are typically a percentage of the monthly rental rate or a flat fee, depending on the negotiated management agreement. Contact us to discuss your specific situation.

What do you charge to evict an existing tenant?

We charge an hourly rate of $125/hour for eviction proceedings.

How will you advertise my property for lease?

We advertise online via MLS, EdwardsPropertyMgmt.com, Trulia, Apartments.com, and other rental finder apps. We also create information flyers, post listings to social media, and place FOR LEASE signs on the property front lawn.

Who handles maintenance and vendor hiring?

We work with several professional vendors to fulfill any maintenance needs. We are also happy to work with your preferred vendor if you have one.

Do I need to turn off or transfer utilities?

Edwards Property Management has a Landlord account with most utility companies. We can transfer utilities into EPM's name while the property is being shown. EPM will bill the Landlord for usage during vacancy. Once a tenant is placed, utilities are typically transferred into the tenant's name.

Do you provide insurance for managed properties?

While we do carry insurance for certain cases, each owner is required to maintain a public liability insurance policy. Additionally, each tenant is required to carry renter's insurance to cover certain incidents.

Can you do commercial property management?

Can you do rent-to-own arrangements?

Rent-to-own agreements should be further discussed with an attorney.

What if the tenant wants to break the lease?

Tenants are bound to the lease upon signing and are expected to fulfill it in its entirety. There are three special statutory rights that allow early termination without penalty: military service, family violence, or sex offenses/stalking. Proper documentation is required for each. For any other reason, an early termination agreement must be negotiated between Landlord and Tenant.

What is considered an emergency?

If anyone is in imminent danger, call 911.

An emergency is any situation that materially affects the physical health or safety of the tenant. Examples include gas leaks, exposed electrical wiring, flooding from a plumbing issue, or acts of God (trees falling on the home, lightning strikes, a vehicle crashing into the home).

Non-emergencies include an HVAC system going out, a broken window, or minor pest control issues.
